Opportunities like this are rare
200 East Greenwood is a rare find in the upstate of South Carolina. Situated just on the edge of charming downtown Landrum - where traffic is rare, but you can hear the church bells each afternoon. Close enough that the floats and horses for the magical, annual Christmas parade stage just a few feet from your front door, but far enough away that the din of the parade can inspire dreams as you drift off to sleep (if you decide not to walk into town to join in the festivities … but why on earth would you do that?).
A several minute walk to:
Dining (including a new brewery/restaurant)
Pharmacies (both CVS and Landrum RX)
Banks (First Citizens, Wells Fargo and CBL)
The Landrum Farmers Market
Hair Salons and Barber Shops
Tons of shops & antique markets downtown
Embrace the charm of a by-gone era, where the pace of life is slower and your neighbors know your name.
Historic charm …
With just a few homes as old as this, this turn of the (20th) century home is a rare find in Landrum. Homes built by Landrum’s founding families just don’t hit the market all that often. This recently renovated home is also unique in that it boasts over 3000 heated square feet, four outdoor entertaining spaces (with a large covered porch and amazing screened porch), 6 bedrooms, 3 bathrooms, two fireplaces, a chef’s kitchen, dine-in ante-kitchen, a library with floor-to-ceiling shelves, a master bedroom with separate sitting area, a formal “parlor, ample storage (rare in a house this old), a mud room, a large laundry room and charming appointments throughout that draw visitors into a magical experience around every corner. The owners have invested approximately $200,000 on updates and improvements in recent years (this is their third purchase/renovation), so the lucky buyers of this home can move in and enjoy it on day one!
“There can be no such thing as a ‘global village.’ No matter how much one may love the world as a whole, one can live fully in it only by living responsibly in some small part of it.”
Fully furnished and decorated, anyone?
Since the owners are wrapping up construction on their retirement home (and significantly downsizing), competitive offers will be afforded the option to purchase the home fully equipped with kitchen necessities, fine art, furnishings and antiques throughout. Boasting appointments such as an elegant 12 person dining set and heirloom furnishings to original art and a US flag from the era when the house was originally built, this is your opportunity to own a large, historic home that is ready to go on day one. Whether you desire to use it as your forever home or a weekend home in the foothills (or even for revenue generation as a short-term rental), it would be difficult to equip a house so tastefully. You can even keep a fully stocked library with floor-to-ceiling built-in book cases (after the owners salvage their favorites from the collection). The choice is yours.
A place to make memories.
The Saluda Grade Advantage
Just a few hundred feet from the house is the site of the Saluda Grade Trail (you can see it from the balcony of the master suite). The former “rails” are slated to start coming up to make room for a recreational trail in the coming months. This trail “at your doorstep” should rival the Swamp Rabbit in Greenville or the Ecusta trail in Brevard.
Landrum is certain to see boom in activity and amenities with outdoor enthusiasts flocking to a trail that will take them deep into the North Carolina mountains (ending in Zirconia, NC).
Literally steps from your front door is the gateway to adventure (and a thriving, dynamic outdoor culture) that awaits the new owners of this lovely home!
“The House that Sat Crooked”
“‘That house sits crooked!’ is what the locals say - at a 45 degree angle to the road. Legend has it that the sisters who lived next door to each other couldn’t get along, and their father built the house at a peculiar angle so that they wouldn’t have to see each other. But there is perhaps more to this story that has mystified the residents of Landrum (and those just passing through) for more than a century. ”

So close to everything, but away from it all
While there is a “town sponsored event” for every season, the annual town festival is Hogback Mountain Day. “Old Hogback” is visible from town in many spots, and is notable as the watershed for the area. It is visible from so many locations around town since it is the most prominent mountain (base to peak) in the state of South Carolina. What this means for you is that you is that while 200 East Greenwood is “in town,” the Blue Ridge is just a few minutes away.
While Greenville is just 35 minutes south, you can get to Greer, SC from Landrum in about 25 minutes, and charming, small NC mountain towns are just hop, skip and a jump up the road. Tryon, NC (and its art galleries, dining establishments and historic cinema) is just five minutes away and Saluda, NC is about 15-20 minutes further up the road. A few more miles north and you’ll be in Hendersonville with Asheville just beyond. Landrum might feel like a remote town in a Hallmark Movie that you never want to leave, but it’s so close to many other lovely places you’ll want to explore!
